The construction industry in many areas globally have been using the BIM technology in the implementation of various practises and ensuring that the services orders are effective. The phenomenological design of the BIM model was suggested to determine the extent to which early adopters could use technology for their advantage (Stewart 2015). BIM did not bring changes in the building strategies since the use of the traditional methods of building which became extinct in the mid-19th century. With the result of improved technology lately, there have been developments in the mathematics and the design phase for building constructions (Lendlease 2017). The changes in technology brought a robust change in the constructions industry as well as engineering field. The development of the BIM design was a breakthrough by exhibiting a series of advantages over the life cycle previously used in the building process. BIM modelling involves use of three dimensional structures which resulted in reshape of the process used in developing structures. The National building information modelling standards (NBIMS) described the invention of the BIM system as an exemplary development for the development of digital presentation used to show the physical structures and the functionality involved in the development of the structures (Alwisy 2012). BIM has been defined differently by different set of people according to the different ways in which the model operates for particular situations (Holzer, 2016). The benefits realized in the use of BIM modelling strategies are usually located in its definition for particular projects. The project involves the modellers using the exposition of the cutting edge technology to design a presentation which can exhibit functional characteristics and computation factor for the particular structure functionality (Stewart 2015). Van Nerderveen defines the model of BIM as a technology which presents all the information regarding a site construction which represent the issue of lifecycle of the structure and can be interpreted using a specific computer application (Jrade 2015). The application model contains a set of information which involves a variety of the properties regarding the structure such as the shape of the structure and the materials used in construction. The application further simulates the process development (Jrade 2015). Findings BIM enabled solutions that can address the challenges facing the construction industry BIM has utilized a diverse set of utilization strategy where they apply the use of database structure to develop a simulation of a structure for the viewpoints of the stakeholders. The method involves induction of the building structures into as well as how they relate to each other in a simple way where the stakeholders can relate the information and state queries through simulations and the model can be used to estimate the length of activities, financial constraints and the lifecycle of a building structure (Stewart 2015). BIIM is therefore effective in the delivery of the value judgement strategies towards developing and creating better and more sustainable infrastructures which can be used to determine whether the occupants as well as the owners will get satisfied (Teicholz, 2013). BIM has enabled solutions which are crucial in solving the problems affecting the construction industry. The model develops an integration plan of various processes which are contained in the construction process and it develops a special focus where it develops digital transcript of the data presented through a diverse association with Stakeholders in the ICT department to simulate various information development in the lifecycle (Alwisy 2012). The collaborations are aimed at reducing the information breakdown which is existent in the construction sector which results in a variety of inefficient measures. Enhancing construction site management e.g. safety logistics The BIM model was developed to relate the virtual world of structure modelling and relate it to the real life performance and construction process. The management of the construction site is important so that there is guaranteed safety of the resources and assets used in the building process and ensure that the safety of the employees is given a priority (Lendlease 2017). BIM as well as 4D modelling strategies have developed a special interest on the use of safety logistics measures through the use of on-site management strategies. Due to the position of technologies, BIM has developed strategies to prevent people working in the site. The use of BIM modelli9n has professionally improved the accuracy of structure modelling and this has enhanced confidence from clients and constructors in the design drawings as well as models. The use BIM has increased the case of prefabricated models which in the previous era of construction were built on the sites of construction (Alwisy 2012). Through emergence of BIM model, there has been increased use of automated machines which are operated easily which has resulted in creased safety of the operators and constructors (Jrade, 2015). The automatic machines are operated remotely rather than the previous on-site constructions which took much time and increased the risk of people getting injured during the operation. Through the use of BIM modelling and automation machineries, the on-site space is greatly reduced as structures such as scaffolds will not have to be constructed and this reduces the cost of operation and increases the chances of safe working environment. Use of the tools of visual presentation can be crucial in determining the safety standards of the employees (Stewart 2015). With the use of the automation models contained in BIM modelling, there is a greater chance of overseeing a future risk and using automation to correct or prevent the occurrence or reoccurrence of the risk. Improving cost schedules and cost certainty BIM has developed an opportunity developed towards better cost estimates which are distributed over in the building assets, design, the construction process as well as the methods. This is done as a strategic decision to engage the client in the design of the building and determine the cost of the construction in estimates by their own (Levy 2012). BIM develops a platform where sustainability is maintained and thereby reducing the estimated cost for setting up constructions (Jrade 2015). The model develops a set of collaborative knowledge management through sharing of the information about an asset through advocating on clear information sharing through the cycle of construction thereby reducing cost (Holzer, 2016). The simplification of the process of the knowledge management in turn leads to an improved sense of sustainability and thereby the assets management is improved making the cost certainty well managed. In improving cost schedules, BIM has a diverse time cost management system with many components which help in realizing an equivalent cost certainty in the projects. The model has a time and cost estimating component where the client can be able to determine how long the project will take as well as the technicalities involved regarding pricing(Alwisy 2012). The module provides the estimation component to the client where rough figures are provided which can change depending on the operating conditions. This results in an integrated time-cost component involving data which enhances cost certainty. The model further provides a scheduling component which consists of a WBS module and the project scheduling component. This component provides certainty in term of the time frame the project will take and thereby the client can be able to estimate the costs associated with the implementation. The system further has a visualization model which is used to determine the structure outcome by using 3D or 5D mode (Manderson 2015). This allows the client to determine cost certainty and improve the cost schedules if she feels adjustments are to be made. The BIMM model also has an earned value management structure which provides the services involving acquisition of the EVM data and analysis of the same data. The component provides a cost certainty case by analysing the structure to determine estimated value which will be earned in the implementation process. Automating onsite data collection and its implication on material management, installation and maintenance BIM concentrates on all of the user data at each and every stage of the construction process and integrates the designs for a structure, the construction maintenance as well as the information regarding the decommissioning process and integrating all the data obtained in for of a “rich” model which is later used for the analysis(Levy 2012). BIM employs use of 3D modules which are induced into the model. The use of the 3D module allows the data to be reflected and induced in the construction phase from the design phase and the build assets are fed into the structure. M The design phase of the BIM module involves use of an elemental design to ensure that the needed facility is used and designed from a series of perspectives to determine the most effective in ensuring that the design is effective(Manderson 2015). The process further involves an evaluation of the design process in relation to the stipulation of the building ethics as well as the factor of sustainability before the facility is constructed. In the construction process, onsite data collection is important and this is received from the production crew and the changes in the designs are fewer in this case after the construction has been started. The BIM model in this case employs the strategies of determining the low of resources, the management strategies for the construction site and track of the work in the real time development (Manderson 2015). The BIM model is also a crucial element in the tracking of the building materials and managing the site of construction in a proactive manner. The model therefore is transferable and constructors can exchange the models of construction developed by BIM model (Alwisy 2012). This action allows for the constructors and clients to improve the management of the facility as well as the capability of the scheduled as well as the review of the maintenance history. Synchronizing the virtual BIM models with physical construction sites of the buildings BIM employs a variety of synchronization strategies to integrate the physical construction sites of the buildings to the virtual BIM. The process involves use of a variety of innovations and it has a great impact in the construction and engineering industries. The synchronizing involve 3d designs through the use of 3D visualizations of the construction site of the building which allows the customers or clients to see the extent of the preservation and relate the historical preservation to the newly developed structures. 4D designs which involves the incorporation if the time factor in the models and this range from high level analysis of the structure which is done in the design phase with respect to the construction site and it involves detailed information for the subcontractor to use in the site(Levy 2012). The 4D model can be used and updated at any time through synchronization with the 3D model and it can also be used throughout the phase. 5D designs are also synchronized with th physical construction site of the building to determine the cost factors through the use of automated quantity take-offs and the billing strategy which is done as an estimate projection. The Virtual BIM model is important as it provides the correlation of the quantity of the materials as well as the cost related to the specific location where the site of the building is located (Levy 2012). Collision detection is also another model used in the BIM modelling and it involves an automatic process of detecting the spatial as well as the sequencing differences. The model can be used to detect collision of various features in the business sites such as the collision between a speaker and the air ducts but the process is done automatically (Stewart 2015). Construction Operations Building Information exchange is also another model used in relation of the data used in various stages of construction. The COBIE model allows exchange of data as well as information that was developed during various stages of construction, i.e., the design phase, the construction process as well as the commissioning process (Teicholz, 2013). The information received in this phases is thereafter transferred to the building operator and the received information is transferred later to the owner of the construction site and the building without using intermediate personnel to pass the data. The modeling used for clash detection was one of the most promising strategies which BIM came to eliminate according to researchers. BIM is a crucial element in determining clashes for the pharmaceutical, building and construction, and engineering industries (Jrade, 2015). Use of the clash detection strategy has further improved the speed at which a class is noted since it uses 3D modeling which is fast to recognize flaws as compared to the 2D modeling which takes time and there is a risk of not identifying the cross-discipline clash detection. There are technically three types of clashes Hard clash which involves the collision effects exhibited by two or more objects which re physically occupying the same area or space. A typical example is for a pipe which is supposed to [ass through a wall. For it to pass through the wall there has to be an opening first and therefore one cannot build the wall before the pipe passes through. Soft clash involves the extreme tolerance which is allowed for the particular space and it involves the buffer areas which are present in the components. The clashes are usually present in spatial allowances for genuine activities such as maintenance process, adherence to the safety codes and expansion among a variety of other such reasons. 4D or workflow clash involves the clashes which occur due to a scheduling of the work crews as well as equipment and the fabrication of the materials and the clashes are dependent on a given timeframe. Automating design to manufacturing process The automation of the design process for manufacturing industries involves use of 4D scheduling and it involves a linkage of the components of the BIM model and relating it to a particular activity. The model is advanced for modelling constructions in terms of modular construction process of the equipments used in manufacturing (Stewart, 2015). In combination with other tools such as the archiCAD and its diverse modelling strategies, the combination can be simulated to develop a diverse and expounded strategic model of planning. The designs used in this case have a safety code regulations which is crucial for manufacturing industries have to adhere to a code of ethics put forth by the law.
